Jeremy’s Take
Pricing remained relatively steady compared with last year, even as fewer homes changed hands. For investors, I think that reinforces the importance of looking past the headline number. I’m much more interested in the individual property, the street, realistic rent, renovation or conversion potential, financing and whether the opportunity actually fits the strategy. A slower market can create opportunities, but the property and the numbers still have to make sense.

Windsor-Essex County is different from most Canadian real estate markets. Its location on the U.S. border, connection to Detroit, manufacturing base and current infrastructure investment create a regional economy worth understanding before deciding whether the market fits your strategy.

The Windsor Detroit Advantage
A smaller Canadian real estate market with a major American city next door.
Windsor and Detroit are separate cities in separate countries, but their proximity creates an unusual relationship for a Canadian real estate market. Residents cross the border for work, business, sports, concerts, restaurants, shopping and entertainment. In the 2021 Census, 5,305 employed people in the Windsor CMA reported working outside Canada. Detroit is also home to four major professional sports teams.

Canada's International Gateway
One of Canada's most important international trade corridors.
Approximately 30% of Canada–U.S. trade by truck moves through the Windsor Detroit gateway, representing more than $274 million in trade per day according to CBSA. Windsor now has three international road crossings, including the Gordie Howe International Bridge, which opened July 27, 2026 and provides a direct Highway 401 to I-75 connection.

Automotive & Advanced Manufacturing
A longstanding manufacturing base alongside major newer investments.
Invest WindsorEssex reports more than 1,000 manufacturers in the region and approximately $3.8 billion in annual manufacturing GDP. Major newer investments include NextStar Energy's Windsor battery facility and Minth Group's manufacturing campus. Manufacturing concentration is also a risk investors should understand because the region remains exposed to automotive cycles, trade conditions and U.S. demand.

A Region of Different Markets
Different areas. Different properties. Different strategies.
A value add property in Ford City, an established rental in Walkerville, a conversion opportunity in East Windsor, a redevelopment property in South Windsor and a multifamily building in Leamington can require completely different investment strategies. The better question is not simply “What's the best neighbourhood?” but “Which area and property type fit the strategy I'm trying to execute?”

GTA → Windsor ↔ Detroit

For investors coming from the GTA, Windsor can look like another smaller Southwestern Ontario market on a map. The border changes that perspective.
Windsor sits immediately across the Detroit River from a major American employment, entertainment and commercial centre while also serving as one of Canada’s most important international trade gateways.

Investment Character
Historically viewed by many local investors as a C class area in my framework. Lower acquisition prices can reflect property condition, renovation requirements and the exact street. The City's Ford City Community Improvement Plan also reflects deliberate revitalization efforts.
Property Mix
The housing stock varies from smaller bungalows to larger two storey homes, with duplexes, small multifamily and mixed use properties also found throughout the area.
Jeremy’s Quick Take
My first Ford City investment in 2024 started as a flip. A few weeks before possession, I attended Dropped on Drouillard and started looking at the neighbourhood differently. Since then I've watched properties change hands, reinvestment occur and Drouillard continue developing its own identity. For me, Ford City became less about one flip and more about watching a neighbourhood go through a longer term transition. But I wouldn't buy something simply because it's cheap.

What It Is
Purchase a single family home, rent it to a household and hold the property as part of a longer term investment strategy.
Windsor-Essex County Context
Single family opportunities exist throughout Windsor-Essex County, but the investment can look completely different depending on where you buy. An older home in Ford City or Essex, an established ranch in East Windsor, or a newer property in LaSalle, Belle River or Kingsville shouldn't be analyzed as though they're interchangeable.
Jeremy’s Insight
Simple doesn't mean you should buy just anything. I still want to understand the neighbourhood, likely tenant, property condition, expected rent, major future repairs and the investor's longer term plan. For some investors, a conventional rental in a strong location is exactly what they need. We don't need to manufacture a complicated strategy if a straightforward one accomplishes the goal.

I’ve always been fascinated by investing and the idea of financial independence.
When I started in real estate in 2016, markets like the GTA were taking off while Windsor hadn’t experienced the same degree of growth. Being a Realtor gave me an opportunity to understand the market at a much more local level: the different neighbourhoods, the properties, the tenant markets and what each area could offer an investor.
I started seeing opportunities for myself.
As a Realtor, I don’t have a traditional pension waiting for me at retirement. My thinking was that real estate could become one part of building that future while also creating another source of income that wasn’t entirely dependent on how many homes I sold that year.
Over time, that became less about simply accumulating properties and more about building financial flexibility. My goal is to reach a point where I can choose how much I want to work, spend more time with the people I care about, enjoy my hobbies and passions, and know that I’ve built income outside of my day to day business.
For me, financial independence isn’t about never working again. It’s about having more choice over how I spend my time.
Your reason doesn’t have to be mine.

I’ve been a Realtor and real estate investor since 2016, and those two sides of my career have grown together. I’ve bought and owned investment properties, worked through renovations and value add projects, dealt with tenants and contractors, navigated financing and refinancing, and expanded beyond traditional residential properties into mixed use and commercial real estate.
I’ve sat on both sides of the table. When I look at an investment property, I’m not only thinking about the transaction. I want to understand what we’re trying to accomplish with it.
The goal isn’t to find you a property. It’s to help you find the right property for the strategy.
Why the guide exists
As I gained experience investing in Windsor-Essex County, I realized how much of what I had learned wasn’t something you could easily understand by looking at listings online. The neighbourhood matters. The street matters. The property matters. The tenant market matters. And the strategy that worked for one investor may make absolutely no sense for another.
That’s especially difficult for someone trying to invest here from outside the region. I built this guide to make that knowledge more accessible.
