Jeremy’s Take
September felt softer than August, and the numbers back that up. New listings were basically flat month over month, but sales dropped by more than 16%, which tells me buyers are still being very selective and are not feeling much pressure to rush into a purchase.
Prices continued to ease as well. The average sale price was down roughly 4% from last September, while the median was down almost 5%. Month over month, though, the movement was much smaller, which is important. We are seeing softer pricing, but not a sudden drop.
For investors, I still think this is a market where patience matters. Fewer transactions and more cautious buyers can create opportunities, especially with properties that need work, have been sitting, or were originally priced for a stronger market. At the same time, you cannot rely on appreciation to make the numbers work. Purchase price, realistic rents, financing and the cost of renovations all matter more in this environment.
Year to date, sales are down 5.9%, listings are down 4.3%, and both average and median prices are roughly 3% below last year. To me, that continues to point toward a slower, more balanced market rather than anything resembling the aggressive conditions we saw a few years ago.
